Prepare for closing

Location

Access, surrounding development, lot placement, road considerations, utilities, and the property's physical setting.

Ownership Costs

Insurance, taxes, utilities, HOA or POA dues, maintenance needs, and other recurring costs tied to the property.

Future Flexibility

Layout, lot size, restrictions, renovation potential, and whether the property supports your longer-term plans.

Depending on the property and contract, this stage may include general inspections, termite or wood-infesting-organism reports, specialty inspections, insurance review, and repair discussions.

Financing & Title

Appraisal, lender, title & closing

If you are financing, your lender continues underwriting and orders the appraisal. Title and closing professionals work through ownership, payoff, and closing documents while we track the remaining contract deadlines.
